Reimagining Urban Properties
Below are case studies on four of the many urban residential, commercial and mixed-use properties that Irgang Group has rehabilitated and/or expanded over the years.
In 2020, Irgang Group acquired these three Upper West Side landmark apartment buildings with a combined 30 units for cash over a defaulted mortgage. The brownstone properties had not been substantially renovated in over 50 years, and one building was almost completely vacant.
Irgang commenced to perform an extensive rehabilitation of the building that had just one remaining tenant in place, while vacant apartments and common areas were renovated in the two other buildings. In all three projects, the firm preserved the buildings’ architectural features and landmark status.
In tandem with the projects, Irgang also took steps to dramatically reduce the buildings’ carbon footprints by replacing outdated fossil fuel systems for space heating and hot water with high-efficiency electric heat pumps and other green technologies. Operating expenses were significantly reduced, while tenant comfort and quality of life were substantially enhanced. All three properties are now fully leased.
Acquired by Irgang Group in 1985, this three-story commercial building was structurally rehabilitated, vertically expanded and repurposed into a mixed-use residential-commercial property through a multi-year project completed in 2021. At the time of the acquisition, the building housed ground floor retail, vacant office space on the second floor and a banquet hall with a mezzanine on the third floor.
Under the project, the building’s existing combustible wood floor system was upgraded to non-combustible metal joists with new infill, and new fourth and fifth floors were added.
Today, the building offers 29 all-new market rate and affordable rental apartments on floors two through five over fully-occupied commercial ground floor space (including a Chase bank branch), along with a church on the basement level. Onsite amenities for the tenants include outdoor and indoor recreation spaces, as well as a laundry room. Irgang Group continues to own and manage the building.
This abandoned two-story community facility building was acquired by Irgang Group in 2013_. The existing building was structurally rehabilitated, and a new foundation and load-bearing masonry structural system was introduced to support the vertical addition of three floors over the existing two stories.
Upon completion in 2019, the 100%-occupied, 33,000-square-foot building features 43 new dwelling units, along with such onsite tenant amenities as outdoor recreation space, a recreation room, and laundry room. Irgang Group continues to own and manage the building.
Irgang Group acquired these adjoining, five-story buildings with a total of 24 apartments and two ground-floor stores in 2011. Both buildings had been abandoned for 20 years.
Under the company’s stewardship, the buildings underwent a complete gut and structural rehabilitation in 2014. Elements of the project included floor-to-ceiling renovations of each apartment, installation of all new mechanical equipment and systems, the addition of new staircases, restoration of the facades, and the combination of the two storefronts into a single unit that today houses an independent dollar store.
Irgang Group sold the property in 2020.
