Irgang Group acquired this fully-leased, 196,462-square-foot power center in the metro Charlotte, NC area in March 2022. Built in 2005, Poplin Place is anchored by TJ Maxx, Ross, Big Lots, and Burlington. These high-performing value retailers are accompanied at the site by shadow-anchor Target, which incorporates a full grocery and wine/liquor department.

Other prominent chains calling Poplin Place home include PetSmart, Dollar General’s Popshelf concept, Boot Barn, Rack Room Shoes, Bath & Body Works, Kay Jewelers, Spectrum internet and a newly signed Claire’s.
From its strategic location at 2901 W. Roosevelt Blvd. (U.S. 74), Poplin Place is a 30-minute drive from Charlotte’s Uptown central business district. The site is on the ‘going home’ side of U.S. 74, a regional “live/work/play” corridor. This easily accessible location allows Poplin Place to serve a market of 200,116 residents within 10 miles, with an average household income of $108,575. This market’s population is expected to grow by 9% between 2021 and 2026.
With 3.38 million annual shopper visits, Poplin Place ranks within the top 10 percentile for shopping centers nationally in terms of traffic. Moreover, as the only Target within 15-plus miles, the chain’s Poplin Place store generates over 1.2 million visits per year.

Poplin Place’s reputation in the retail industry as a destination center is underscored by the fact that within a recent 25-month period the property landed such new retailers as Burlington, Popshelf, Bath & Body Works, and Spectrum. Concurrently, existing anchors TJ Maxx, Ross and PetSmart completed long-term renewals. Those new leases and renewals today account for over 70% of Poplin Place’s total GLA.
