Irgang Group’s foray into large suburban shopping centers began with the September 2021 acquisition of Main Street South Fulton, a 129,449-square-foot neighborhood shopping center located at the signalized intersection of Old National Highway and Flat Shoals Road in metro Atlanta.
A 63,419-square-foot Kroger supermarket/pharmacy anchors the 100%-occupied property, joined by such other notable tenants as Dollar Tree, Rainbow, Humana, Metro PCS, Pizza Hut, Subway, and Golden Krust. The balance of the tenant mix is comprised of local and regional retail, restaurant and service tenants.
Built in 1975 and redeveloped in 1997, Main Street Fulton serves a market of approximately 70,000 residents within three miles and 140,000 within five miles. The 16-acre site, which sits across the road from a Walmart, benefits from a robust daily traffic count of 57,000-plus vehicles that travel by the property along Old National Highway and Flat Shoals Road—with seven points of ingress/egress to both arteries. In particular, its location on the ‘going home’ side of Old National Highway, provides strong visibility to the 41,000 vehicles traveling on that road alone.
Main Street Fulton’s market accessibility is also enhanced by its location within one and two miles, respectively, of exits for Atlanta’s two primary travel arteries: I-85 (170,576 vehicles per day) and I-285 (145,453 vehicles).
