Irgang Group has all but leased up a 393,000-square-foot power center in Millville after securing new leases with Bath & Body Works, AAA and Jersey Mike’s.
In the largest deal, Bath & Body Works is taking 4,400 square feet at what’s known as Union Lake Crossing at North 2nd Street and Union Lake Boulevard. The retailer will take over a space previously occupied by The Children’s Place, following a deal in which Mario Brunelli and Chelsea Reizner of R.J. Brunelli & Co. represented ownership and Adam Rosenfarb of MSC represented the tenant.
AAA South Jersey, meantime, is relocating within the property to a 1,945-square-foot endcap unit, according to a news release. Jersey Mike’s will move into the organization’s soon-to-be-former inline space, leasing 1,500 square feet, with construction slated to begin this fall.
Union Lake Crossing is now 99.4 percent leased, up from roughly 72 percent when the New York-based Irgang Group acquired the property in November 2021. Brunelli and Reizner represented both the landlord and tenant in the AAA lease, while Jarrad Coletta of Coletta Commercial represented Jersey Mike’s in that transaction.
“This year’s additions of Fun City, Skechers, Rally House, Inspira, Old Navy, Five Guys, Crumbl, Poke Bros. and now, Bath & Body Works and Jersey Mike’s, underscore our successful efforts to broaden the mix of family apparel, personal care products, food, entertainment and health care at Union Lake Crossing,” Irgang Group CEO Mark Irgang said. “The upcoming openings are certain to continue the strong uptick in shopper traffic our tenants have experienced.”
The firm noted that the property, which is just south of Route 55 and is anchored by a 73,740-square-foot ShopRite, has seen annual shopper visits climb 21 percent since its acquisition to more than 5.1 million today, citing data from Placer.ai. It added that discussions are underway with a prospective tenant for the center’s remaining 2,243-square-foot inline space, while it’s marketing an undeveloped 0.73-acre pad site that is available for drive-thru restaurants or other freestanding uses.
